Quitclaim deed
Quitclaim deed – passes on to the grantee whatever title the grantor has at the time at which the transaction is consummated. It carries no after rights – if the grantor acquires a better title at later date, it is not passed on to the grantee. The deed carries no warranties on the part of the grantor.
